Our Services

Programming + Design

Every successful foodservice space begins with a clear understanding of how it needs to operate. Our programming and design process translates operational goals into thoughtful layouts, equipment strategies, and technical documentation that support efficient kitchen flow and long-term performance. We work closely with owners, operators, architects, and project teams to ensure each space is both practical and build-ready.
    • Operational programming to define workflow, service style, and space requirements
    • Conceptual kitchen and service area layouts aligned with operational goals
    • Equipment planning and coordination to support efficiency, performance, and compliance
    • Data driven feasibility analysis using volume projections, labor assumptions, space efficiency metrics, and equipment capacity modeling

Schematic Design

During schematic design, we translate programming insights into clear, coordinated layouts that define how the foodservice environment will function. This phase establishes the spatial relationships between kitchen, service, and support areas while confirming equipment strategies and infrastructure requirements. Our focus is on creating efficient, practical plans that align with the broader architectural vision and set a strong foundation for the next stages of design.
      • Preliminary kitchen and service area layouts illustrating operational flow
      • Initial equipment selection and placement aligned with project goals
      • Early coordination with architectural, mechanical, electrical, and plumbing teams
      • Conduct stakeholder coordination and operational programming, including menu review, workflow analysis, scheduling inputs, and critical path considerations to establish design criteria
      • Develop schematic level kitchen and service area plans, including block layouts, preliminary equipment placement, and integration with architectural design documentation
      • Perform preliminary equipment and systems analysis, including evaluation of equipment requirements, spatial clearances, and estimated mechanical, electrical, and plumbing load demands
      • Prepare schematic design deliverables, including concept supported presentations and order of magnitude cost opinions to inform design direction and decision making

Design Development

In the design development phase, the foodservice plan becomes fully refined and technically coordinated. Equipment selections are finalized, layouts are optimized for efficiency and compliance, and detailed coordination with architectural and engineering teams ensures the kitchen infrastructure is accurate and build-ready. This phase focuses on precision, reducing the risk of changes during construction and helping keep projects on schedule and on budget.
  • Finalized equipment selections and detailed layout refinement
  • Coordination with mechanical, electrical, and plumbing systems
  • Preparation of detailed drawings and specifications for construction documentation
  • Advance and finalize foodservice layouts, equipment plans, and special-condition requirements, including ventilation, refrigeration, and utility criteria
  • Develop coordinated technical documentation, including equipment schedules, cut sheets, and integrated plumbing, electrical, and mechanical plans
  • Prepare detailed equipment budgets and cost strategies, supporting value engineering, plan lock, and budget approval
  • Coordinate design development and MEP submittals in close collaboration with the full project team

Construction Documents

The construction documents phase translates the design into precise, build-ready documentation. Our team prepares detailed equipment plans, schedules, and utility requirements that allow contractors, engineers, and project teams to execute the foodservice scope accurately. Clear documentation reduces ambiguity, minimizes costly revisions in the field, and ensures the kitchen performs as intended once installed..
    • Detailed foodservice equipment plans and elevations
    • Comprehensive equipment schedules and specifications
    • Utility connection requirements coordinated with MEP teams
    • Develop detailed foodservice equipment plans and elevations, including fully dimensioned layouts and coordinated plumbing and electrical rough in requirements
    • Prepare comprehensive equipment schedules and final specifications, aligned with operational needs, performance criteria, and regulatory requirements
    • Coordinate utility connections and system interfaces with mechanical, electrical, and plumbing engineers to support accurate construction documentation
    • Review and integrate custom fabrication details and manufacturer shop drawings, supporting health department review and permitting approval

Bid and Negotiation

Culinary Charm acts as a dedicated owner’s representative throughout contractor selection and procurement, bringing structure, transparency, and informed oversight to every step of the process. From prequalifying experienced kitchen equipment contractors and confirming fully coordinated specifications, to managing a fair and competitive bidding process with clear RFPs, bidder communication, and addenda, we ensure consistency and accountability across the field. We then independently evaluate and level all bids to uncover true cost, scope alignment, and risk, providing a clear recommendation and supporting interviews and negotiations to secure the best overall value. The result is a streamlined, defensible decision-making process that protects the owner’s interests and sets the project up for successful execution.
      • Advocate for the owner through a structured contractor selection process, including prequalification of qualified kitchen equipment contractors and confirmation of complete, coordinated specifications
      • Oversee and manage the competitive bidding process on the owner’s behalf, including issuing RFPs, addressing bidder questions, issuing addenda, and ensuring a fair, transparent bidding environment
      • Independently evaluate and level bids to support informed decision making, providing a formal recommendation and assisting with contractor interviews and negotiations to achieve the best overall value

Construction Administration

During construction, we remain actively involved to ensure the foodservice design is executed accurately and efficiently. Our team works alongside contractors, architects, and project stakeholders to review submittals, respond to field questions, and verify that equipment and infrastructure align with the documented plans. This oversight helps maintain design intent, resolve issues quickly, and support a smooth path to project completion.
    • Review of equipment submittals and contractor documentation
    • Coordination and response to field questions during construction
    • Site visits and installation review to confirm alignment with project documentsissuance of submittal schedules, coordination of shop drawings, and resolution of revisions, omissions, and additions
    • Serve as the owner’s technical representative during construction, responding to RFIs, issuing detailed bulletins, and coordinating required design clarifications or revisions
    • Conduct site visits and installation reviews to verify compliance with project documents, design intent, and equipment standards
    • Perform on site punch list inspections to confirm completion, quality of installation, and fulfillment of kitchen equipment contractor obligations

Renderings

Culinary Charm utilizes advanced 3D and 4D modeling to simulate foodservice environments with precision before construction begins. These models go beyond visualization, providing a data-informed view of how kitchen and service spaces will function, flow, and integrate within the broader hospitality environment over time. By translating design intent into accurate spatial and operational representations, we enable clearer decision-making, stronger coordination across teams, and early identification of potential conflicts or inefficiencies.
  • Detailed 3D models illustrating kitchen and service area layouts with accurate dimensions and equipment placement
  • Presentation-ready visuals derived from live models to support stakeholder alignment and approvals
  • Concept modeling that communicates workflow, scale, sequencing, and spatial relationships across the project lifecycle
Culinary Charm provides advanced planning and advisory support that extends beyond design into strategy, coordination, and technical execution. This includes 3D modeling, prototype development, and programming-level master planning to define how spaces should perform from the outset, alongside strategic guidance such as RFP support for operator selection, independent peer reviews, and specialized consulting like laundry planning.
